Why this 10-bed Victorian farmhouse is just £40,000
This ridiculously cheap house listing has caused some confusion – but there is a way you can get a piece of this gorgeous property, with chandeliers, tennis courts and six acres
Boasting six acres, a sprawling estate with tennis courts, a bowling green and even a further three-bed cottage, this handsome home in Park Lane, Lincolnshire is seriously confusing buyers with its ridiculously low asking price.
The 10-bedroom property is currently on the market for a mere £40,000. Given that the average property price in the area comes in at around £250,000, this property seems fantastically underpriced.

Close to Heckington and Ruskington stations, the pale-bricked property is covered in pretty ivy and surrounded by mature trees, including a picturesque willow in the gardens.
Boasting an enviable quiet location in a secluded area, the large house retains buckets of character and is packed with beautiful period touches, such as wooden ceiling beams, chandeliers, an original open fireplace and gorgeous wood flooring.
The rooms are of grand proportions, as you might expect from such an imposing residence and there’s a striking black AGA on offer in the kitchen, which features skylights to ensure the area is flooded with light, and a lookout window into the dining room.
Despite having 10 bedrooms on offer, the farmhouse has just two reception rooms (the dining room and sitting room) and only two bathrooms. Given its age, it’s also a plus that the home features central heating and double glazing.
You might assume a property of this magnitude would be cold and unwelcome, yet this is far from true and the home feels warm and cosy thanks to its wood floors, panelled ceilings and cleverly exposed brick walls.
Elsewhere in the large grounds, there is spring water well, as well as a car garage for four vehicles and even a pretty pond full of wildlife. The bowling green and three-bedroom cottage are also to be found.
So how can the estate be offered to the market at such a snip? Well, a closer inspection of the advert on Zoopla reveals that this is actually an exciting investment opportunity. The farmhouse is part of a redevelopment project and will shortly be designed as a private members club, complete with health and leisure facilities and a spa.
Given the property’s close proximity to a local ancient golf course and its fabulously rural setting, it’s easy to see why such a business would have the potential to succeed here.
The advert suggests a £40,000 asking price with a 16% return on investment and states: ‘A fantastic Opportunity for Investors to get involved in the re-development of the Whole Estate. A safe-tangible-sensible investment opportunity which is asset-backed and Brexit proof.’
