Located off the west coast of Shetland, Linga is a scenic isle offering just over 63 acres of unspoiled, rolling land for the bargain price tag of £250,000 – far less than a studio flat in the capital.

The property, which has sat untouched for over 80 years since the island’s last owners left its shores in 1934, contains two derelict cottages and has plenty of development potential in the pipeline.
Planning permission has been granted for the construction of a pier, new agricultural buildings, a cottage and a two-acre trout loch complete with a watermill.
The consent also covers rebuilding and renovating the two abandoned buildings currently on the uninhabited island.
According to the plans, there’ll be a total of seven double bedrooms with ensuite facilities available across the self-catering accommodation.
Off-grid oasis
When it comes to essential utilities, septic tanks and a rainwater harvesting system have also been given the go-ahead, while a windmill and solar panels are set to generate electricity, enabling the new owner to live completely off the grid.
The village of Walls on the mainland can be accessed by boat throughout the year, so picking up supplies shouldn’t prove a problem.
Teeming with wildlife and with plenty of scope for water-based activities, this could be the perfect place for an ambitious buyer to transform into an eco-tourism retreat.
For those who’d prefer to keep this isolated idyll to themselves, you could opt to resurrect the island’s tradition of croft farming instead.
